At the end of this article, you will see a sample report, to help give you an idea of what your report could look like.
1) Once the screening status is complete, click on the applicant's name.
2) You will be taken to a new screen. At the top of the page, you will see an option to "Download Report" or "View Report".
3) You should now be able to scroll from top to bottom, to review the screening results. The information contained and displayed on the report will vary, depending on the screening package used.
Resident IQ Top Factors Affecting Score:

Report Summary: You will see a list that provides the number of records returned for each section of the screening. In addition, you may see alerts here as well. Possible alerts could be:
- "Possible alternate Date of Birth reported. We recommend checking the government-issued ID": After viewing the applicant's government-issued photo Id, if the date of birth provided for the screening matches, then no further action is needed. However, if you discover that there has been an error, then you will need to contact support for assistance in correcting the information.
- "INVALID SSN - NO [record type inserted here (ie: alias, address, credit, etc.)] RECORDS AVAILABLE": When you see this alert on your report, the first thing we suggest that you do is to ask to view a copy of the applicant's social security card. When viewing the card, you will want to confirm the number as well as the name/spelling of the name. In addition, we ask you to pay attention as to whether the card has any additional verbiage printed on it, such as "Valid for work purposes only" or something similar.
- After viewing and confirming the information in the card, If you find that the information is correct OR you find there has been an error, please contact customer support for assistance. It will be difficult for customer support to offer assistance if you have not yet confirmed the information.
- If you find that the card does have additional verbiage on it, as mentioned above, then this indicated that the applicant has been issued an Individual Tax Identification Number (ITIN) that allows them to legally work in the U.S. This number is issued either by the Social Security Administration or the Internal Revenue Service and is used in the same way that a Social Security Number is used, but it is tracked differently by the government. We are unable to validate an ITIN as an SSN. (More information on ITINs can be found on the IRS website.)

SSN Validation: Provides details relating to the SSN, such as when it was issued, what state it was issued in, is it associated with someone who is deceased, and the name(s) associated with the number.
Experian Credit Report:
- Total Debt - The total amount of debt reported by the credit bureau.
- Credit Used - The total amount of credit used.
- Addresses Used - A list of the addresses that have been associated with the credit file.
- Employment Information - This shows all the employers that have been associated with the credit file.
- Negative Credit - Lists things like bills that have been sent to collections, bankruptcy, etc.
- Positive Credit - Lists things like credit cards, loans, etc.
- Public Records - Provides more information about public records, such as bankruptcies.
- Inquiries - Lists other inquiries of the credit file and the date(s) of inquiry.
Eviction Filings: If there is a legal record of eviction, then the information will be reported here.
Criminal Records: Provides information for criminal records. There are a few things to know about this process.
- When a criminal record is returned from the National Criminal Database, the records may not always be fully accurate or complete. For this reason, we will also run a county record search, to ensure that remain federally compliant and to ensure that users are provided with the most accurate information possible.
- Review Required Status - Because every property may have different criteria when it comes to criminal records, these records are not taken into account. When criminal records are reported, instead of setting a decision (Approval, Conditional-Approval, Decline) based on the RIQ Score alone, we may sed the decision as "Review Required". This will indicate to the user (you), that there are records that you need to review and make a decision on, based on your property's criteria.
